Carpentry
Framing, trim work, siding, even custom sheds and studio building are part of what can be accomplished. The dry conditions in Colorado take their toll on all things wood, drawing away oils that keep wood flexible and shortening its lifespan. Local wildlife are adept at burrowing into and breaking down wood-based products. Replacing wooden surfaces is an expected part of life here. Most carpentry jobs start at $400, but small repair project may be much less.
Tile Setting and Plumbing
Any tile setter worth his salt is also a good plumber. This is where my experience in the trades is the deepest. It is also the most (and least) flashy. The plumbing system that makes all the functions of your bathroom work right will allow the magic of artful tile work to shine. Whether it is a simple kitchen backsplash that averages $800, or a full bathroom remodel that averages $8000, you will love the way tile improves you your surroundings.
Patching and Painting
Small fixes matter. If you have ever sold a house and gotten it ready to put on the market, you will remember how you wish you had gotten all those little things fixed while you lived there. Make a list of them and let’s see how many we can get done in a day. Most day rate projects are $250 and half-day projects are $150.
Second Home Maintenance
Rental spaces do not make income unless they are safe to inhabit by your guests. Let us get them up and ready for visitors to enjoy. Simple maintenance, such as deck repair, lock set-ups, and fireplace repair can prevent hiccups with your guests. Scheduled monthly maintenance calendars can be set up so you never have to worry. Most rental units average $600 in basic repairs. Older or neglected units may require more.
Installations
Most ‘out of the box’ installations, such as lighting, IKEA furniture, televisions, wall mounts, or other big box purchases require time and some know-how. But oftentimes they require other things to happen first, such as clearing out the old furniture, or moving the old television to the basement. This is what keeps these types of project from getting done. Most of these jobs can be completed for the half day rate of $150.
Electrical
Every home should have its electrical system working correctly and safely. If there are issues with outlets, receptacles, or lighting, you should have them fixed. Installing new kitchen lighting, power for the hot tub, a freezer or maybe security lighting can be confusing. Summit Residential can get those projects done. Most electrical work begins at $400, with parts added on. However, if I have the spare part on hand, you will get it at no charge.
Gutter Cleaning
Gutter cleaning is a key part of home maintenance in Colorado. A clogged gutter after a heavy snow melt can mean ice dams destroying your shingles. It is better to have piece of mind knowing it got done before the snow hit. Most houses are $150 and larger steep roof homes are $250.
